There are a lot of neighborhoods in Parrish. New ones seem to pop up every few months. But when people ask me which community keeps coming up again and again with buyers who've done their homework, the answer is almost always Forest Creek.
I've helped clients buy and sell in this neighborhood, I farm it every month, and I know the streets, the builders, and the people who live here. So instead of giving you the usual copy-and-paste community overview, here's what it's actually like to call Forest Creek home.
Where Forest Creek Sits
Forest Creek is located in Parrish, FL, in the northeastern part of Manatee County. It sits just east of US-301 with quick access to both I-75 and the Fort Hamer Bridge, which connects you directly to Lakewood Ranch in about ten minutes. That bridge changed everything for Parrish when it opened -- it turned a community that felt remote into one that's genuinely connected to the rest of the Gulf Coast corridor.
You're roughly 25 minutes from downtown Bradenton, 35 minutes from Sarasota's St. Armands Circle, and about 40 minutes from Tampa. Close enough to everything, far enough away to breathe.
What the Homes Look Like
Forest Creek is a single-family home community with construction dating from 2017 to present. You'll find a mix of builders here, which gives the neighborhood more architectural variety than some of the more cookie-cutter developments in the area. Most homes range from about 1,500 to over 3,000 square feet, with three to five bedrooms being the standard.
Home prices currently range from the mid-$300s to the mid-$500s, depending on square footage, lot size, and upgrades. Compared to Lakewood Ranch -- where the median is pushing $625K -- Forest Creek gives you significantly more house for the money. That's a big reason families are drawn here.
What to Expect Inside
Most homes feature open floor plans, granite or quartz countertops, tile and luxury vinyl flooring, and covered lanais. Lots tend to be larger than what you'll find in comparable price points in Lakewood Ranch, and many back up to preserve areas or ponds. If outdoor space matters to you, this is a strong contender.
Schools and Families
This is one of the first questions I get from buyers with kids, so let's cover it directly. Forest Creek is zoned for Manatee County public schools, including Barbara A. Harvey Elementary, Buffalo Creek Middle School, and Parrish Community High School. The district has invested heavily in this corridor as the population has grown, and the newer school facilities reflect that.
There are also private and charter options nearby for families who want alternatives. The combination of newer schools, safe streets, and a family-oriented atmosphere is a big part of why Forest Creek skews younger and more family-heavy than a lot of Gulf Coast communities.
Community Amenities
Forest Creek isn't a resort-style community with a $500/month HOA -- and for a lot of residents, that's the point. What you do get:
- Community pool and splash area -- well-maintained and a hub for families during the summer months
- Playground and open green spaces -- scattered throughout the neighborhood
- Walking and biking paths -- connected trails that wind through the community and along preserve areas
- Low HOA fees -- generally in the $100-$175/month range, covering common area maintenance, landscaping, and amenities
For golf, dining, and more extensive recreation, Lakewood Ranch is a short drive over the Fort Hamer Bridge. You get the quiet neighborhood feel at home and the lifestyle amenities minutes away.
What Buyers Should Know
A few things I always tell my clients when they're considering Forest Creek:
- Flood zone awareness. Some sections of Parrish fall in different flood zones. I always recommend checking flood zone status and insurance costs early in the process so there are no surprises at closing.
- Growth is coming. The Parrish corridor is one of the fastest-growing areas in Manatee County. That means new retail, restaurants, and infrastructure -- but also construction traffic and change. If you want a community that's established but still evolving, that's Forest Creek.
- Resale is strong. Because of the location, price point, and family appeal, Forest Creek homes tend to move relatively quickly when they hit the market. It's a neighborhood that holds value well.

The Bottom Line
Forest Creek isn't the flashiest community on the Gulf Coast. It doesn't have a golf course or a gatehouse. What it does have is solid homes, a genuine neighborhood feel, a price point that makes sense, and a location that keeps getting better. For families and buyers who want to be in Parrish without the premium of brand-new construction, it consistently ranks as one of the smartest choices in the area.
